You’ll find a range of waterfront homes in Charleston, SC. This broad category of homes includes marshfront, deep water, shallow water, tidal creek, riverfront, pondfront, and beachfront. So, waterfront homes in Charleston can either be on fresh water or salt water.
The most expensive waterfront real estate in Charleston is beachfront homes. Charleston has six beaches to choose from, and each has its own style – Folly Beach, Isle of Palms, Sullivan’s Island, Wild Dunes, Seabrook Island, and Kiawah Island. Because Charleston beach houses can be so expensive (they start a little under $1.5 Million), many buyers gladly take a condo or townhouse instead in order to stay under the million dollar price range.
If you’re looking for a waterfront home with boat access, you’ll need to find homes on deep water or homes on one of Charleston’s many rivers. These would be your two best options for good access to water. Many of the homes in Charleston have private docks, some of which have boat lifts and water and electricity running to them. Fewer homes have their own boat ramp, but it’s definitely possible to find them. These waterfront homes are more affordable than homes on the beach, but they are still very expensive. You can find these kinds of waterfront homes in Charleston areas like James Island, John’s Island, West Ashley, Mt. Pleasant, and (of course) any of the beaches.
The most affordable waterfront homes in Charleston are the marshfront homes (on shallow water or on a tidal creek) and pondfront homes. There are plenty of waterfront homes in Charleston with great marsh views but no direct water access. Lakefront or pondfront homes are the most affordable waterfront real estate in Charleston. Many buyers choose homes on community ponds because they offer privacy and a good buffer between houses. You’ll see neighborhoods with lakes and ponds in all of the Charleston areas.
When looking for waterfront homes in Charleston, it’s important to remember that many of the neighborhoods have their own boat ramps and docks. So, you don’t necessarily have to have your own facilities to be able to enjoy your boat (or to enjoy a dock with a beautiful marsh setting). Also, there are plenty of public boat ramps and storage facilities throughout the Charleston area. So, you can still enjoy a waterfront home in Charleston without the cost and upkeep of your own facilities.
Waterfront homes in Charleston have seen such a demand from home buyers in the past few years that many real estate agents now specialize in this niche market. So, when you’re looking for an agent, you’ll need to find someone who knows the area very well. Especially if you plan to use a boat, it would be beneficial to work with someone who knows the Charleston waterways well.
